Myka pays $220 a month for AI — $200 for Claude, $20 for ChatGPT — and says it can bring in about $10,000 a month. The proof is specific: he photographed a page of Vivian Yip's The Frictionless MTR System, told Claude to apply her step-up minimum-stay method, and it pulled the PriceLabs data and set it up without him — one-night stays for the next three days, then three nights, then seven, then 14, climbing to 30. A two-night booking landed the same day a midterm guest checked out. On his mom's property, the same pricing turned one cancellation into $13,000 in about three days. Then Steve asks whether his daughter should be using AI, and the guy who builds with it every day says no: no generative AI until 18, and his own son isn't allowed on ChatGPT.

Episode 353! Steve is reading Sam Walton's autobiography and it explains his whole model: he'd rather be the Walmart of rentals than the Neiman Marcus — a 3/2 furnished for $5K to $7K, priced under the competition, run at volume for workers and families. From there: why guests keep stripping the mattress covers (buy the zippered ones), owner-finance sellers asking 9 to 10% with 20% down after the Fed hike, the BetterLife Podcast debate over whether wholesaling should be regulated, the Texas rule that sent Steve's owner-finance purchase through a third-party approval, wholesalers who rip off grandma and why Myka got licensed anyway, the PadSplit host who became a top agent by accident, and why neither of them will manage an MTR-only house in an HOA. Then lowball offers and realtors with "commission breath," whether small 3/2s work as midterms in DFW, "Claude is AI with dementia," the $40-a-month starter stack, NIL and why Dabo Swinney is the cautionary tale, getting your rent reduced at renewal — and Myka's call that the Texas real estate market is crashing, with an offer on his own listing coming in $150K under ask. Plus Airbnb's winter release: 3D floor plans, dynamic pricing and smart setup.
